Job Description

Zekelman Industries is searching for a Manager of Analytics to work for our Z Modular division. This person will use statistical analyses and mathematical modeling to provide insights and recommendations to drive the company’s strategic and tactical decisions. This position will work with leadership to ensure pricing optimization, performance and profitability of the portfolio. The Manger of Analytics will also collaborate with the other department in its analyses, data mining, and data validation efforts. This newly created position is due to the need for resources to support the company’s stabilization and continual improvements, and to maximize the potential growth and revenue opportunities available to the company.



  • Lead efforts to optimize revenue by setting rents based on multi-variables, including demand, lease type, lease term length, market trends, characteristics of a home, geography, comparable rents, and supply
  • Identify opportunities and trends, including problem areas that must be addressed, such as involuntary turnover, regional performance, underestimated expenditures, rent growth and rent enhancements
  • Determine and utilize specific variables, resident specific variables, and actual performance to more effectively underwrite rent, assets, applicants, and active residents
  • Project costs such as repairs and maintenance, turnover, delinquency, and vacancy for short and long-term budget planning and revenue projections.
  • Incorporate cost projections and underwritten rents to continually improve the algorithm, monitor asset performance, and recommend dispositions to increase revenue opportunities.
  • Analyze leasing trends and ratios to determine how to increase productivity and become more efficient at occupancy and resident performance. Consistently track both positive and negative effects of variables such as seasonality and promotions to enhance forecasting models.
  • Collaborate with internal and external Property Management teams to improve on and develop new screening criteria, compensation plans and promotions, and listed rents.
  • Provide recommendations on goals and budget numbers based on projected performance.
  • Develop programs such as rent variations and target marketing to create balance across operational goals including rent growth, turnover, turn costs, and repairs and maintenance.
  • Incorporate risk management into portfolio management by utilizing market volatility assumptions, cost variances, and rent trends
  • Any other duties assigned by management



  • Mathematical and statistical skills with business acumen to detect market changes
  • Strong background in modeling large amounts of data
  • Ability to extract key insights from performing analyses on incomplete data sets
  • Business maturity and capability to partner with and leverage knowledge and resources across the organization.
  • Analytical, hands-on approach to managing the details of a large and complex business; bringing a cost/benefit discipline approach to operations while driving strategy



  • Bachelor's or Master’s degree in finance, economics, statistics, or other quantitative field
  • Minimum 10 years of modeling/analytical experience in financial institutions or risk management.
  • Minimum 3 years of relevant work/industry experience in residential real estate operations
  • Highly skilled in financial risk modeling, particularly with respect to asset management
  • Demonstrated experience in residential real estate acquisition including underwriting markets and assets.
  • Good business knowledge and familiarity with real estate or property management.
  • Ability to diagnose and address performance issues and develop action plans to improve operations.
  • Preferred experience with Database management, AIRM, Property Management software, etc.
  • CRM experience preferred
