Job Description

Z-Modular, a division of Zekelman Industries, is seeking a seasoned Multifamily Regional Asset Manager to oversee assets located in our expanding Texas markets. This position reports to the Director of Property and Asset Management. As our company grows, we're looking for motivated individuals to join us in improving our operations and apartment communities. As a Multifamily Regional Asset Manager your duties will include developing and executing business plans for each asset, ensuring efficient operations and profitability of each property by maximizing rents, controlling expenses, creating and maintaining property budgets, tracking and reporting project status, capital expenditure management, implementing cost-saving initiatives, and monitoring insurance and litigation claims.

KEY RESPONSIBILITIES 

  • Drive and Management: 
  • Drive operational and financial performance while identifying and managing potential risks.  
  • Optimize the portfolio success by maximizing returns and minimizing costs. 
  • Work closely with 3rd Party Property Management Companies, internal teams, contractors, and vendors. 
  • Ensure coordination and efficiency in day-to-day operations, capital expenditures, and instances of refinancing. 
  • Staff Supervision and Asset Performance: 
  • Supervise, manage, coach and mentor subordinates. 
  • Coordinate and communicate with internal and external teams.  
  • Closely monitor asset performance by reviewing, analyzing, and reporting on monthly financials, cash flow modeling, budgeting, and reforecasting.  
  • Ensure concerns are addressed and that informed decisions are made accurately and timely to maximize returns. 
  • Service Standards: 
  • Confirm service and product expectations are maintained by the onsite management teams. 
  • Take personal responsibility for clear, efficient, and timely communication with residents, staff, and stakeholders. 

 

JOB REQUIREMENTS 

  • 10+ years of Multifamily Property Management experience with a minimum of 5+ years as a Regional Property Manager. 
  • Proven track record overseeing 3,000+ units specifically in Texas. 
  • Experience with Yardi and other Property Management Systems.
  • Required to have new construction lease-up experience equivalent to 3+ years. 
  • Must have both owner operator and third-party property management experience.  
  • Bachelor’s degree in business or related field, CPM Designation is highly preferred. 
  • Active Texas Real Estate Broker’s License required or the ability to obtain within 3 months of hire. 
  • Regular, full-time, predictable onsite attendance, per the posted schedule, is an essential function of this role. 

 

SKILLS AND ABILITIES: 

  • Strong analytical and problem-solving skills with an ability to work independently with minimal supervision. 
  • Capacity to plan, organize, and carry out assigned duties in a timely and effective manner. 
  • Exceptional leadership and decision-making proficiency required.
  • Ability to multitask and work efficiently under pressure while maintaining excellent verbal and written communication skills.  
  • Able to lead and promote health and safety work practices as required by regulatory agencies and company policy. 

 

PHYSICAL ABILITIES: 

  • Remain in stationary position for the majority of the day and have the ability to lift up to 15lbs.   
  • Ability to constantly operate a computer and other office productivity equipment, such as a cell phone, calculator, copy machine, and computer printer.  
  • Occasional movement inside the office to access file cabinets, office equipment, etc.   
  • Able to drive, fly and travel to assets within the portfolio and to different sites/offices in other markets as needed.  
  • Management retains the right to assign or reassign duties and responsibilities to this job at any time.
