Job Description

SUMMARY

The Project Manager - Transitions facilitates the handover of newly constructed apartment communities from the Construction Team to Asset Management. This role involves managing punch list fulfillment, developing transition plans, and ensuring properties are ready for occupancy. Collaboration with field teams, subcontractors, and stakeholders is essential. Key responsibilities include risk mitigation, document management, compliance monitoring, and process optimization.

RESPONSIBILITIES

  • Punchlist Fulfillment: Ensure all documented deficiencies are completed and accepted by Asset Management.
  • Coordinate Stakeholders: Manage internal and external relationships to facilitate a smooth and complete transition.
  • Transition Plans: Develop and communicate community-specific transition plans, considering unit counts and amenities.
  • Risk Mitigation: Review site-specific plans, layouts, and amenities; forecast potential risks and issues; and create action plans accordingly.
  • Document Management: Organize and hand over warranties, manuals, and as-built drawings to property management.
  • Communication: Ensure seamless communication between internal and external stakeholders.
  • Assess and Optimize Processes: Continuously seek alternative or additional processes that may streamline and enhance overall efficiency.
  • Ensure Compliance: Monitor processes and workflows, ensuring stakeholders adhere to established guidelines, including documentation, communication lines, and timelines.
  • General Liaison: Support the transition of processes, information, and documentation between Construction and Asset Management.
  • Leads and promotes healthy and safe work practices as required by regulatory agencies and Company policy.
  • Performs other duties as assigned.

EDUCATION | EXPERIENCE

  • Bachelor’s degree in Property Management, Construction Management, Real Estate, or a related field preferred.
  • Previous experience in property management, construction, or real estate development, focusing on multifamily housing.
  • Experience coordinating projects and managing timelines and stakeholder relationships.
  • Familiarity with risk mitigation strategies and problem-solving in construction or property settings.
  • Experience with document management, including warranties, manuals, and as-built drawings.
  • Proficiency in project management tools such as Procore and MS Projects.
  • Any combination of relevant education and/or experience demonstrating proficiency in the essential functions of the role.
  • Eligible to work in the United States.

WORK ENVIRONMENT

  • Work will be conducted in an office environment with a controlled climate, involving standard office equipment and tasks, and requires a professional demeanor and effective communication with colleagues.
  • Regular travel to properties/construction sites is required across multiple states.
  • Regular, full-time, predictable onsite attendance is an essential function of this role.

PHYSICAL REQUIREMENTS

  • Ability to sit for extended periods and use a computer, including repetitive hand and wrist movements.
  • Proficiency in handling office equipment and moving around the office.
  • Ability to lift and carry up to 20 pounds.
  • Good visual acuity for reading screens and documents.
