Job Description

SUMMARY

The Community Maintenance Supervisor oversees the maintenance and repair of community facilities and equipment, ensuring a safe and welcoming environment for residents. This role involves developing preventive maintenance programs, optimizing operations for efficiency and cost-effectiveness, and handling on-call responsibilities when required.

RESPONSIBILITIES

  • Review job orders to determine work priorities and effectively prioritize tasks.
  • Schedule and oversee the repair and maintenance of community equipment to ensure continuous operations.
  • Conduct regular inspections to identify maintenance needs and prioritize repairs.
  • Develop and implement preventive maintenance programs tailored to each site, managed through Yardi, to ensure safety, efficiency, and compliance.
  • Respond promptly to resident service requests, addressing issues including but not limited to:
    • Small leaks and minor plumbing concerns.
    • Servicing pools (Certified Pool Operator [CPO] license required).
    • Maintaining the community grounds to ensure cleanliness and curb appeal.
    • Preparing units for new occupants, including scheduling and overseeing move-out maintenance.
    • Diagnosing and troubleshooting electrical issues and HVAC-related tasks (EPA 608 Universal Certification required).
  • Collaborate with external vendors and contractors for specialized maintenance tasks and negotiate contracts.
  • Plan, develop, and implement new methods and procedures to improve operations and optimize resource utilization.
  • Review processes, quality control, and maintenance reports to adjust and enhance maintenance activities as needed.
  • Assist in preparing the maintenance department budget and monitor expenditures to ensure cost-effectiveness.
  • Foster positive relationships with residents by addressing maintenance concerns professionally and efficiently.
  • Leads and promotes healthy and safe work practices as required by regulatory agencies and Company policy.
  • Performs other duties as assigned.

EDUCATION | EXPERIENCE

  • High school diploma or equivalent; a degree in facilities management or a related field is preferred.
  • 3-5 years of experience in maintenance management or a similar role, including supervisory experience.
  • Certified Pool Operator (CPO) and EPA 608 Universal certifications are preferred.
  • Previous experience with Yardi software is highly desirable.
  • Any combination of relevant education and/or experience demonstrating proficiency in the essential functions of the role.
  • Eligible to work in the United States.

  • Proficiency in budget management and monitoring expenditures.

WORK ENVIRONMENT

  • Work will be conducted in a dynamic indoor and outdoor environment, involving hands-on supervision of maintenance activities and equipment management. This role requires adaptability to weather conditions, as well as a professional demeanor and effective communication with team members.
  • Regular, full-time, predictable onsite attendance is an essential function of this role.

 

PHYSICAL REQUIREMENTS

  • Ability to lift and carry items weighing up to 50 pounds.
  • Prolonged periods of walking and standing during inspections and supervision.
  • Capable of climbing ladders and navigating stairs to access equipment and facilities.
  • Ability to bend, kneel, and crouch to perform maintenance tasks and inspections.
  • Proficient use of hand tools and equipment, requiring good hand-eye coordination.
  • Clear vision for safety inspections, reading manuals, and identifying maintenance issues.
  • Ability to hear equipment operation sounds and respond to communication from team members.
  • Comfortable working in various weather conditions, including rain, heat, and cold.
