Job Description

Z Modular is seeking a Digital Marketing Specialist to lead and execute digital marketing strategies for our portfolio of multifamily properties. This role focuses on optimizing digital platforms, managing online campaigns, and leveraging data analytics to drive occupancy and engagement. The ideal candidate will have a strong understanding of the multifamily industry, digital marketing trends, and tools, with experience using Yardi to enhance lead generation and resident engagement. The marketing department is currently being built out, so there may be some crossover in responsibilities for now, but the goal is to fine-tune roles as the team becomes more established.

 

Duties and Responsibilities:

 

Digital Marketing Strategy:

  • Develop and implement digital marketing strategies to support leasing efforts and property brand visibility.
  • Analyze market trends and competition to create innovative campaigns tailored to individual property needs.
  • Collaborate with the marketing and communications team to align digital strategies with overall marketing goals

Website Management:

  • Maintain and optimize property websites to ensure accurate and up-to-date information.
  • Manage SEO strategies to increase organic traffic and improve search rankings.
  • Implement content updates, property-specific promotions, and user experience enhancements.

Paid Advertising and Campaign Management:

  • Plan, execute, and manage PPC campaigns across Google Ads, Facebook, Instagram, and other platforms.
  • Monitor campaign performance, adjust budgets, and optimize targeting to maximize ROI.
  • Track and report on key performance metrics, including CTR, CPC, conversion rates, and lead volume.

Yardi Integration and Management:

  • Leverage Yardi systems to manage digital leads, automate workflows, and track prospect interactions.
  • Ensure integration between Yardi and digital platforms for seamless lead generation and reporting.
  • Train onsite teams on best practices for using Yardi to enhance marketing efforts.

Social Media Collaboration:

  • Collaborate with the social media team or manage vendor relationships to ensure alignment with overall marketing strategies.
  • Provide strategic input and feedback on social media content, campaigns, and engagement metrics.
  • Ensure social media efforts contribute to driving qualified traffic to properties.

Email Marketing and Automation:

  • Collaborate with vendors to manage email marketing campaigns and automation workflows.
  • Oversee campaign performance, provide insights, and work with vendors to optimize open rates, click-through rates, and conversions.
  • Ensure email strategies align with leasing efforts and resident engagement goals.

Analytics and Reporting:

  • Use Google Analytics, Yardi, and other tools to analyze website traffic, campaign performance, and lead quality.
  • Generate regular reports on digital marketing efforts, providing insights and recommendations for improvement.
  • Identify and implement data-driven strategies to optimize marketing efforts.

Reputation Management:

  • Monitor online reviews and ratings for properties and respond appropriately to feedback.
  • Collaborate with onsite teams and vendors to enhance online reputation and encourage positive resident reviews.

Technology and Tools:

  • Stay current with digital marketing trends, tools, and technologies to enhance campaign performance.
  • Research and recommend new tools and platforms to improve marketing efficiency and outcomes.

Collaboration and Communication:

  • Work closely with property managers, leasing teams, and external partners to coordinate digital marketing efforts.
  • Participate in regular team meetings to review performance and discuss strategy adjustments.

Preferred Qualifications:

  • Experience: 3-5 years of experience in digital marketing, preferably in the multifamily or real estate industry.
  • Education: Bachelor’s degree in Marketing, Communications, or a related field.
  • Skills:
    • Proficiency in Yardi systems, including CRM and property management modules.
    • Expertise in digital advertising platforms (Google Ads, Facebook Ads, etc.).
    • Knowledge of SEO, SEM, and best practices for paid and organic digital strategies.
    • Strong analytical skills with experience using Google Analytics and other reporting tools.
    • Familiarity with email marketing platforms and marketing automation tools.
  • Traits:

    • Ability to work independently and manage multiple projects simultaneously.

Working Conditions:

  • Environment: Hybrid work environment with office-based meetings and occasional travel to properties.
  • Flexibility: Must be able to work flexible hours as needed to meet campaign deadlines and team goals.
  • Tools: Regular use of computers, smartphones, and other office productivity equipment.

Physical Abilities:

  • Ability to remain in a stationary position for extended periods while working on a computer.
  • Occasional travel required for property visits and meetings.
