JOB SUMMARY Acts as a user / client / site construction managers / manufacturer point of contact. Oversees timing, materials supply levels, punch lists, and completions, on a plant and site levels Coordinates inventory and materials documentation within the modular scope to ensure timely completion at plant level. JOB RESPONSIBILITIES - - Leads and promotes healthy and safe work practices as required by regulatory agencies and Company policy. - Works with Customer Completion Specialists (CCS), data keepers, reviewers, and inspectors of multiple project-specific interface tasks to track project progress from manufacturing to apartments at site. Monitors inspection of the galvanization process, including all stages from start to finish to ensure seamless  process stages flow - Assesses design and manufacturing work issues for “one touch” flow of work, identifies areas for upgrades for "in-plant" manufacturing through potential "on-site" repair over time. Oversees new product prototyping by conducting a joint review by plant and product teams to ensure the final "plant and site" punch lists are well-matched and -coordinated’ expedites resolution of proper change management for best quality and compliance with financial parameters according to the “User” Customer and Owner. Documents material needs to avoid potential shortages; identifies 'ready to ship' modules. - Compiles and distributes punch lists of acceptable 'ready to ship' modules versus modules that may not be ready due to material shortages, workflow, or incomplete installation. Z Modular, a division of Zekelman Industries, seeks a Pre-Construction Manager to oversee the construction of our projects.  Reporting to General Manager - Projects, the Pre-Construction Manager is responsible for the coordination of all post design/pre break ground activities within the total project scope, as well as ensuring frequent progress communication with clients, internal and external.  The Pre-Construction Manager plans, directs and coordinates all activities concerned with the trade qualifications, bidding, and activities leading up to mobilizing on one of our Z Modular projects. RESPONSIBILITIES: - Develop a catalog of subcontractors in each trade that meet Z Mod standards - Pre qual subcontractors for Project Managers  - Create a sub list that is sufficiently deep with trades for each scope - Manage bid Process through Building Connected and Procore - Leading up to bid time – hold preconstruction meetings and walk throughs with trades – include site construction team as applicable. - Update current, create new, and update bid scopes for each product line and site. - Scope trade bids as submitted. Discuss variances and ensure final bid is applicable and accurate. - Coordinate with design to finalize material and material quantity lists per product line. - Prioritize with site construction team order of buy out per site so just in time subcontracts are not needed. - Work with purchasing on long term material pricing. - Maintain template subcontract agreements, to include short form consultant agreements. - Assist with preparation of all Purchase Orders, requisitions, proposals, etc. - Attend Design/Engineering and AOC meetings as needed to stay up to date with this role. - Conduct project management calls with Z Modular personnel. - Other duties as assignment by management.
