The Manger of Analytics will also collaborate with the other department in its analyses, data mining, and data validation efforts. This newly created position is due to the need for resources to support the company’s stabilization and continual improvements, and to maximize the potential growth and revenue opportunities available to the company.   DUTIES AND RESPONSIBILITIES: - Lead efforts to optimize revenue by setting rents based on multi-variables, including demand, lease type, lease term length, market trends, characteristics of a home, geography, comparable rents, and supply - Identify opportunities and trends, including problem areas that must be addressed, such as involuntary turnover, regional performance, underestimated expenditures, rent growth and rent enhancements - Determine and utilize specific variables, resident specific variables, and actual performance to more effectively underwrite rent, assets, applicants, and active residents - Project costs such as repairs and maintenance, turnover, delinquency, and vacancy for short and long-term budget planning and revenue projections. - Incorporate cost projections and underwritten rents to continually improve the algorithm, monitor asset performance, and recommend dispositions to increase revenue opportunities. - Analyze leasing trends and ratios to determine how to increase productivity and become more efficient at occupancy and resident performance.
